Scissortail Group provides independent strategic advisory services to owners, investors, founders, and families navigating complex decisions involving capital, real assets, and long-term stewardship.
We work with you when decisions are consequential and require judgement beyond ordinary execution.
We work with owners, investors, founders, and families when decisions extend beyond simple execution and into long-term consequences.
Our role is not to replace internal teams, legal counsel, or operating partners, but to offer independent perspective and support when judgement, alignment, and structure matter most.
While much of our work begins at the strategic level, we are frequently engaged to remain involved through execution, particularly where ownership interests benefit from continuity and independent oversight.
When We’re Most Useful
We are most useful at moments where decisions carry long-term consequences and cannot be easily reversed.
In practice, this often includes situations where:
Capital must be committed before full information is available
Ownership and execution are separated across parties or entities
Multiple stakeholders must align before action can be taken
Governance, decision-making processes, and incentive structures matter as much as economics
The cost of getting it wrong materially exceeds the cost of advisory support
Core Areas of Advisory Work
Our work spans strategy, structure, and execution, depending on the nature and complexity of the engagement. While each engagement is tailored, our advisory work generally falls within the following areas:
Capital Strategy & Structuring
Advising on capitalization, joint ventures, and early-stage raises where structure, sequencing, and narrative materially influence outcomes. Engagements often involve preparation for complex negotiations and alignment across multiple stakeholders.
Owner Representation & Execution Risk
Representing ownership interests during development, construction, and transitional execution phases where risk is concentrated and oversight is fragmented. Engagements frequently extend beyond strategy into hands-on coordination across consultants, contractors, insurers, and operators, particularly where continuity and independent judgement materially reduce execution risk.
Strategic Real Estate Advisory
Advising operators and investors on land assemblage, development strategy, portfolio growth, and long-horizon positioning. This work often sits adjacent to existing operations, where expansion decisions carry enterprise-level implications.
Founder & Enterprise Advisory
Advising as a strategic thinking partner to founders and leadership teams navigating growth, capital formation, and early encounters with capital providers. Engagements emphasize clarity, sequencing, and alignment.
Generational Transition & Stewardship
Advising families and long-term owners during generational transitions involving land, operating businesses, or concentrated assets, with a focus on governance, continuity, and stewardship across time.
Selected Engagements
We work across a range of asset types and ownership structures. Selected engagements include:
Medical Office — Owner Representation
Acted as owner’s representative for a private real estate investor / developer during the development of ground-up medical office buildings.
Industrial Asset — Execution & Insurance Strategy
Advised ownership on specialty insurance requirements and coordinated general contractor and asset manager readiness for a major roof replacement on a 100,000+ square foot industrial facility prior to handoff for execution.
Workforce Housing — Joint Venture Strategy
Led structuring and negotiation strategy for a build-to-rent workforce housing joint venture, preparing partner-facing economic frameworks and strategic rationale.
Homebuilder — Commercial Development Strategy
Advised a production homebuilder on capitalization strategy, land assemblage, and long-term commercial development planning for a site adjacent to a core residential community.
Early-Stage Hardware Company — Capital Formation
Served as strategic advisor during a pre-seed capital raise, advising on investment structure, valuation considerations, investor positioning, and early governance decisions, including support in identifying and engaging appropriate early investors.
Family Land Ownership — Generational Transition
Advised a multi-generational landowning family through a Generation 2 to Generation 3 transition, with a focus on governance, role clarity, and long-term stewardship.
How We Work
Scissortail Group operates as an independent advisor. We do not accept brokerage commissions, placement fees, or any conflicted compensation.
Engagements are intentionally limited and tailored, with an emphasis on discretion, continuity, and alignment with ownership interests. Depending on the needs of the client and the nature of the engagement, our work may range from strategic advisory to hands-on ownership representation and execution oversight.
We typically engage through direct introductions or prior relationships, and work with a small number of clients at any given time.
If you are navigating a strategic inflection point and believe an independent perspective would be useful, we welcome a conversation.
